Questions sellers ask me
If yours isn’t here, call, text, or use the chat. I’d rather answer it directly than have you guess.
How do you come up with your offer?
I start with what the house would sell for fully updated, then subtract the cost of the repairs it needs, my holding and closing costs, and a reasonable margin for the risk I’m taking on. I’ll walk you through the numbers line by line. If the math doesn’t work for you, no hard feelings.
Is there any cost or obligation to get an offer?
No. There is no fee, no commission, and no obligation. You can take the offer, sit on it, or use it to compare against a listing. Plenty of people do exactly that.
How fast can you close?
A cash sale can close in as little as ten days once title work is done. If you need longer, you pick the date. Closing happens at a local title company, the same as any other sale.
Do I need to clean or fix anything?
No. Take what you want and leave the rest. I buy houses with foundation problems, roof leaks, hoarding situations, unfinished projects, and everything in between.
Will you pay full market value?
For a straight cash purchase, no, and anyone who tells you otherwise is not being honest. You are trading some price for speed, certainty, and zero repairs, showings, or fees. With seller financing, I can often pay at or near retail because the terms make the deal work differently. If you want top dollar and have time, listing may be your best move, and I’ll tell you so.
What is creative financing, in plain English?
Instead of me handing you a lump sum at closing, you agree to receive payments over time, or I take over your existing mortgage payments. This can work well when you owe close to what the house is worth, want monthly income, or want to spread out taxes. Everything is done with a title company and attorney-drafted documents.
What areas do you buy in?
Davis and Weber Counties: Kaysville, Layton, Farmington, Syracuse, Clearfield, Ogden, Roy, Bountiful, and the surrounding Wasatch Front. If you’re a bit outside that, ask. I can often still help or point you to someone who can.
Are you a real estate agent?
No. I’m a private investor buying with my own funds and partners. I don’t list houses. When a listing is the right move, I refer you to an agent I trust and step out of the way.
What happens after I submit the form?
I personally read every message, usually the same day. I’ll call or text to ask a few questions, set up a quick walkthrough (in person or on video), and then give you real numbers, typically within 24 to 48 hours.
Can I stay in the house for a while after closing?
Often, yes. A short rent-back after closing is common when the timing of your move doesn’t line up perfectly. We’ll put it in writing so everyone is protected.
