Sometimes the best advice is: don’t sell to me
If your house is in good shape and you have time, a listing will usually net more than any investor can pay. I will tell you when that is the case, and connect you with an agent I trust.
I’d rather be the person you trust than the person who bought your house
My business is built on relationships and referrals, not on squeezing every seller who calls. A cash offer is the right tool for maybe a third of the people I talk to. For the rest, a well-run listing gets them more money, and pushing a cash sale on them would be a bad trade.
So when I look at your house and the numbers say "list it," that’s what I’ll tell you. If you want, I’ll introduce you to a local agent I’ve vetted, and I step out of the way.
Placeholder: name the agent or brokerage you refer to, and state whether you receive a referral fee. Utah requires referral fees to be paid only between licensed brokerages, so confirm the arrangement with the agent before publishing.
A quick gut check
Listing probably nets more if…
- The home is updated or in good, clean condition
- You can wait 45 to 90 days and handle showings
- You have enough equity that 5 to 6% in commissions is fine
- There’s no urgent deadline, foreclosure, or family pressure
A direct sale probably fits better if…
- The house needs real work, or you don’t want strangers walking through
- You need certainty on the date, or need to close fast
- There are tenants, probate, or title issues to work around
- You owe close to what it’s worth (see creative options)
Get my number first. It costs nothing and gives you a floor.
Even if you plan to list, knowing what a cash buyer will pay today is useful. It tells you the worst case, and it gives you a backup plan if the listing stalls or a buyer’s financing falls through. Plenty of people take my offer, list anyway, and come back to me later. That is fine.
Not sure whether to list or sell direct?
