Sell your rental without evicting anyone or fixing anything

Occupied or vacant, one door or twenty. I buy rentals as they are, honor the leases, and close on your schedule.

Sound familiar?

Reasons landlords call me

The repairs never stop

Water heaters, roofs, turnovers. What was supposed to be passive income became a second job.

A tenant stopped paying

Eviction takes time and money. You can sell now and let me deal with it.

You’re moving or retiring

Managing from out of state, or simply done. Time to convert the equity to something simpler.

Partners want out

Ownership split between siblings or ex-partners. One clean sale ends the arguments.

The tax bill scares you

Depreciation recapture and capital gains add up. Seller financing can spread the gain out over years.

Dated units, low rents

The property needs a full refresh to rent at market. You’d rather not fund it.

How it works

Simple for you, invisible to your tenants

  1. Send me the basics. Address(es), current rents, lease end dates, and anything you know needs work.
  2. Quick walkthrough. I can usually work from photos and a short visit. No parade of buyers through your tenants’ homes.
  3. Offer with options. Cash, seller financing, or a mix. You choose.
  4. Close at title. Leases, deposits, and prorated rents are handled on the settlement statement. Tenants get a letter with the new payment address.
Worth considering

Seller financing for landlords

If you’ve owned a rental for years, a cash sale can trigger a large tax bill all at once. Carrying the financing lets you receive the price over time, often at a higher total, while keeping a secured lien on the property.

You keep the monthly income you’re used to, without the tenants, repairs, or management. Many landlords find it is the best of both worlds. Read more about how it works.

Talk to your CPA about your specific tax situation. I am not a tax advisor.

Landlord questions

Do the tenants have to move out before you buy?

No. I buy occupied properties and honor existing leases. Tenants typically get a simple letter at closing telling them where to send rent.

What if the tenant isn’t paying or is a problem?

That’s my problem after closing, not yours. Tell me what’s going on so I can price it correctly, and I take it from there.

Can you buy several properties at once?

Yes. One contract, one closing, one wire. Portfolio purchases are often where seller financing makes the most sense for tax reasons, so talk to your CPA and then let’s talk.

What about the security deposits?

They transfer to me at closing and get credited on the settlement statement, the standard way any rental sale handles them.
