Missing a payment or two feels like a private problem. Missing several turns into letters from the lender, then a notice of default, and eventually a foreclosure auction that wipes out whatever equity you had. The earlier you act, the more choices you have.
What I can do
- Close fast. A cash sale can close in as little as ten days, which is usually enough to pay off the loan before the auction date.
- Protect your equity. At a foreclosure sale you often get nothing. Selling before that point means the loan is paid off and the rest goes to you.
- Creative options when equity is thin. If you owe close to what the house is worth, a straight cash sale might not work. I can take over the payments or structure terms so you walk away clean without a foreclosure on your record. See creative financing.
- No judgment. Life happens. My job is to help you land on your feet, not to ask how you got here.
Timing matters
In Utah, a foreclosure can move faster than people expect once the notice of default is filed. If you have received any lender letters, call or text me today. Even if we don’t end up working together, I can help you understand where you are in the process.
I am not an attorney or a housing counselor. For legal advice about foreclosure, talk to an attorney or a HUD-approved counselor. I am happy to point you to local resources.
